This 19-storey Grade A office building offers 16 floors of tenant space averaging 2,000m2 per floor, and two storeys of car parks. The total gross floor area is 35,657m2. An eye-catching 11m high grand spacious 1st storey landscaped plaza distinguishes MapleTree Anson as an exciting landmark in the business district.
Beca provided civil and structural and mechanical and electrical engineering services on this award winning building. High efficiency has been achieved in both the building services and structural design. The energy saving for the entire building has been estimated at 2,300,000 kWh/year. This is equivalent to a CO2 emission reduction of approximately 1,200 tonnes per year.
The main features of the structural design were:
- construction efficiency through the adoption of buildable design
- high quality pre-cast elements
- standardisation of component sizes, typical floor plans, as well as typical blocks
- simplicity, uncomplicated building systems and a higher buildability score.
Energy efficiency was at the heart of the building services. Features include:
- a high performance building envelope, low emissive double glazing and the building oriented to avoid direct sunlight
- energy efficient central cooling plant with variable speed drive screw chillers and drives to reduce electricity consumption
- heat pipe technologies to pre-cool outdoor air, therefore reducing the cooling load at the central cooling plant
- energy efficient T5 fluorescent lights
- CO2 sensors in offices to control ventilation
- CO sensor integrated with a ductless MV jet fan for two-storey car park
- motion detectors integrated with lighting control for all toilets
- water efficient fittings, and NEWater (reclaimed water) used for cooling.
