Ciputra World Jakarta is a three tower super-block in Jakarta's Kuningan district, Indonesia. The complex is a mixed-use development of over 550,000m². It comprises a 13-storey podium housing a major shopping mall, food precinct, entertainment, a 2,500m² ballroom and an art museum, car parking and services; a 38-storey office building, the 40-storey Somerset Tower with 130 serviced apartments and 130 condominium units, and the 50-storey Raffles Tower accommodating a 5-star luxury hotel with 180 guest rooms and suites, and 80 luxury residences.
Beca was appointed to provide structural and M&E consultancy services on this landmark development. They worked closely with local engineers Wiratman & Associates and PT Arkonin to develop structural and M&E systems to meet Ciputra's and its residential (Somerset) and hotel (Raffles) operator's requirements.
The structural challenges arose from the need to integrate a number of separate buildings with varying usage within one complex. In particular, tall buildings sitting on the large 10-storey podium required complex modelling, and the thee-level basement had already been constructed and needed extensive retrofit works and additional piling to suit the new building configurations.
The M&E systems incorporate central medium voltage electrical reticulation to the podium, the towers and the central chiller plant, and include 20 MW of diesel powered standby generation in six separate power houses. The central air-conditioning plant supplies the retail, hotel and office though separate secondary pipework systems. Also included are water and waste water treatment systems, and hot water and steam for the hotel.
